Summary of the Condominium Rules and Regulations

The units in this Condominium are for single-family residential use only.

NO LADDERS CAN BE USED UNLESS BY A LICENSED AND INSURED PROFESSIONAL.

ALL EXTERIOR CHANGES TO YOUR HOME AND LANDSCAPE HAVE TO BE APPROVED PRIOR TO THE WORK.  

Association: 

  • All Roadways, Storm Water Management Facilities and associated conveyance system(s), and all other Common Elements.  
  • Only those portions of the Limited Common Element that do not include any structural portion of the Unit that is owned and insured by the Unit Owner as a constructed improvement.  For example, the concrete of a driveway or walkway that is exclusively used by one Unit is a Limited Common Element, but the concrete outside of the building boundary of the single-family home is not owned or insured by a Unit Owner; therefore, if any of those areas are damaged or in disrepair, the Association shall maintain, repair or replace.

Owner(s):

  • To maintain, repair, and replace all structures, components, furnishings, and other property, real, personal or mixed that is a part of the constructed Unit as defined.
  • To not paint or otherwise decorate or change the exterior appearance or aesthetics of any portion of the Units or the Condominium Property without the prior written consent of the Association.
  • To promptly report to the Association upon discovering any defect or need for repairs for which the Association is responsible.
  • To bear in their entirety any expenses of repairs or replacements to the Condominium Property occasioned by the specific use or abuse by any Owner or any licensee, guest or tenant of said Owner.

Nuisances.

No nuisance shall be allowed upon the Condominium Property or within a Unit, nor any use or practice that is the source of the annoyance to Owners or which interferes with the peaceful possession and proper use of the Condominium Property by the Owners.  All parts of the Condominium shall be kept in a clean and sanitary condition, and no rubbish, refuse or garbage shall be allowed to accumulate nor any fire hazard allowed.
