Important Owner and Tenant Information

 

Braemore Park is a wonderful neighborhood that was designed to promote a sense of community and low maintenance living. Braemore Park, however, is a land condominium, which requires compromise on all our parts due to the close proximity of our homes and because once we step off our porch, we are on community property. A complete copy of our Rules and governing documents are maintained on our website (BraemoreParkHoa.com), here are our Rules-At-A-Glance[1] to keep in mind which help us maintain order and ensure we respect the privacy of your neighbors, who live very close. 

  • Moving In or Moving Out
    • Notify the association manager (Kathy Carlson, [email protected], 850.510.3452) of the moving date and type of truck.
    • When arranging your move, please remember that Semi-Trucks are not permitted in the community. Our streets are narrow and will not accommodate these vehicles. The semi-trucks get stuck and cannot turn around without  damaging the grounds, gas lanterns, plantings, driveways, etc. The owner is responsible for all repairs, which are usually substantial.
    • No moving trailers of any kind can spend the night on community property unless it will fit in the garage.
    • No commercial vehicle can spend the night on community property unless it fits in the garage.
  • Children
    • Children are to play only in areas either designated or clearly intended for play, and they are not to play in streets, or other common areas which would cause an obstruction or safety hazard. Reasonable supervision by parents or guardians must be exercised at all times when children are playing on the Condominium Property
  • Community Grill.  You may use the grill, but make sure you clean it when you are finished.
  • Community Property Maintenance
    • Fertilization 6 times a year--Jan, Mar, May, July, Sept, Nov with spot checks on the off months.
    • Holding Pond Maintenance--2 times a year (Feb & Aug)
    • Irrigation—do not touch the irrigation system. If you see a leak please notify Paul Mitchell, Tiffany Tiffin or Kathy Carlson. 
  • Mowing and Regular Maintenance:
    • Jan:      once a month
    • Feb:     once a month
    • March: every other week
    • April:    weekly
    • May:     weekly
    • June:   weekly
    • July:     weekly
    • Aug:     weekly
    • Sept:    every other week
    • Oct.:     every other week
    • Nov:     every other week
    • Dec:     once a month
  • Pinestraw 2 times a year (May and October)
  • Hedge Trimming—6 times a year (TBD)
  • Weeding--9 times a year (Oct, Jan, Mar, Apr, May, Jun, Jul, Aug, Sept)
  • Dogs
    • There is a dog park. Please keep the gate closed at all times.
    • Your dog must be leashed at all times in the neighborhood.
    • You must pick up after your dog even in the dog park, your fenced-in limited common area, etc.
    • Never leave your dog unattended or in the dog park
  • Exterior Changes
    • No exterior changes to the home or landscape can be made without prior approval from the Architectural Review Committee. The request must come from the owner.
  • Garbage
    • Garbage service is on Friday (unless there is a holiday)
    • Pull your cans out on Thursday evening.
    • Put your cans back on Friday.
  • Garden House
    • Code to enter 2017 and turn the lock, do the same when locking up.
    • May be reserved for events for up to 5 hours.
    • Please contact Kathy Carlson (850.510.3452 or [email protected]) to check availability.
    • You must leave it the way you found it or in better shape.
    • Leave the AC on 78 or the heat on 68.
  • Leasing of Unit(s)
    • The owner must notify the management company of the intent to lease, and furnish a redacted copy of the lease to show only contact information and term of lease.
    • All leases must be for a term of no less than one (1) year.
  • Mailboxes
    • Mailboxes are in the mailroom located in the front of the Garden House; If you need a new key, call Chris McDonald at Mr. Mailbox 850.544.9207 (owner responsibility)
  • Outdoor Lighting
    • Lamps and Floodlights are allowed but must be turned off by midnight.
  • Parking
    • Parking is very limited in Braemore, so all vehicles must be parked in our garage, driveways, or designated parking area (aka overflow parking). We do recommend, however, that when all possible residents park in their driveway or garage 
    • While residents are permitted to use the overflow parking, the vehicle must be moved every 3 days as vehicles can’t be stored in the parking spot.
    • No trailers are permitted to be parked on the property. This includes U-Haul trailers, boat trailers, and any kind of trailer. 
  • Play Equipment, Strollers, Etc.
    • The personal property of owners and residents must be stored in individual units. Bicycles, tricycles, scooters, skateboards, other play equipment, baby strollers and similar items shall not at any time be left in Common Elements or in the Limited Common Elements (including parking spaces, balconies, and patios)
  • Speeding:  Please drive slowly in the community. The speed limit is 14 mph. 
  • Tobacco / Smoking.  Tobacco use shall not be allowed in the Garden House, Dog Park, or Community Pathways. “Tobacco use” includes the personal use of any tobacco product, whether intended to be lit or not, which shall include smoking, as well as the use of an electronic cigarette or any other device intended to simulate smoking and the use of smokeless tobacco, including snuff; chewing tobacco; smokeless pouches; any other form of loose-leaf, smokeless tobacco; and the use of unlit cigarettes, cigars, and pipe tobacco. Unit Owners will ensure that all tobacco products are properly disposed of and will not discard tobacco products on driveways, patios, or roadways.
